The expense, in the absence of a condominium regulation that establishes otherwise, is divided half based on the value of the various real estate units, and another half only proportionally to the height of each floor from the ground. The regulation is mandatory when the condominiums are more than 10. Below that threshold the regulation is optional. The law also clarifies how to regulate if the condominium is equipped with several stairs and elevators. In this case it is necessary to refer to article 1123 of the civil code which explains that the maintenance costs must be borne by the group of condominiums who benefit from it.
