ABI. An in-depth study on the rates published by the Bank of Italy was presented

The ABI has examined the recent territorial data published by the Bank of Italy: in the second quarter of 2023 the average rate applied to families on new fixed rate mortgages for the purchase of homes was 4,32%, with minimal differences between individual territorial areas. In particular, the highest rate was recorded in the North-East with 4,40%, followed by 4,35% in the Islands, 4,31% in the North-West, 4,30% in the South. The lowest level it was found in the Center with 4,27%.

Also in the second quarter of 2023, the rates on new variable rate mortgages were slightly higher than fixed rate ones: 4,76% at a national level, compared to 4,32% for the fixed rate. In the individual territorial areas the variable rates were: 4,80% in the North-West; 4,75% in the North-East, 4,71% in the Center and 4,86% in the Islands%. The lowest level of variable rate mortgages was found in the South with 4,66%.

Also in the second quarter of 2023, the rates charged to companies on new loans connected to investment needs were on average 5,26% at national level, 5,21% in the North-West, 4,99% in the North-East, 5,33 .5,98% in the Centre, 2023% in the South and Islands; the higher level of rates in the South reflects the greater riskiness of loans to businesses: in June 3,4 the ratio of gross bad debts to loans to businesses was, in fact, higher in the South (2,0% compared to 1,5% of the total in Italy , 2,7% in the North and XNUMX% in the Centre).
